Penthouse in building where Princess Diana worked out sells for £3.75million
A penthouse in Chelsea, London, has sold for £3.75million.
That might sound like a lot of money, but it’s actually an absolute steal, as the asking price was £10million.
Experts are saying this might be the biggest discount negotiated for a London penthouse flat… of all time.
That’s pretty surprising, not just because of the property itself or its riverside location, but because it has a royal connection – the penthouse is in the same building where Princess Diana once worked out at the gym.
Chelsea Harbour has also been home to celebrities including Michael Caine, Robbie Williams, Elton John, Grace Jones and many Chelsea Football Club players.
Paul Roshan, the developer who brokered the deal, said: ‘No one in the property industry has been able to find a penthouse that has gone from £10 million in value to £3.75 million in two and a half years. No penthouse in the market ever goes for that level of discount.
‘I have been in the Central London market for 28 years and I have never seen anything go for this price, especially in Chelsea at £660 a square foot that is fully furnished! That’s Croydon prices!
‘To put the deal into perspective, in Chelsea Harbour many properties are selling for around £1,300-£1,500 per square foot, and this Chelsea Harbour flat sold for £660 per square foot.
‘I used to own 14 flats in Chelsea Harbour, so I know the area very well. I hold the record still to this day for selling the highest price per square foot (£2,200) penthouse to the Smirnoff vodka family in 2007, which also reinforces how good this deal was.
‘I know prime Central London like the back of my hand and know how to find the best deals.’
The four-bedroom at Chelsea Harbour was valued at £10million back in 2018, but was sold for £7.5million.
18 months later, it was put back on the market for £8.5million, but Brexit and the pandemic made it harder to sell, meaning the price was then cut to £5.95million.
Now, it has been sold to an investor for just £3.75million; a massive reduction from its 2018 valuation.
So, what does that investor get for that price tag?
The penthouse has four bedrooms, three reception rooms, four bathrooms, an onsite gym, and a swimming pool.
Basically, it’s super fancy, from the interiors to its location by the marina, where the owner can store yachts and speedboats.
There are underground parking facilities for four cars, if driving is more your thing than boating.
And the interiors are impressive to match, with marble furnishings, floor-to-ceiling windows, and clean, modern lines throughout.
It may still be a little out of our price range, even with the massive discount, but we can dream.
